Apartments and condos
In an apartment move, the building is half the job. Our apartment movers in San Francisco and across the Bay Area confirm the rules, the paperwork, the elevator, and the curb before a crew is ever scheduled - at both ends of the move.
Certificates of Insurance go to management with the wording they require.
Service elevators and move-in slots are booked at both addresses.
Flights and landings are measured in the estimate, not discovered on move day.
Ask any property manager: most apartment moves go wrong on paperwork, not on stairs. Management companies set move hours, require a Certificate of Insurance with exact wording, and control the service elevator. A missed deadline or a wrong certificate can get a move date rejected outright, which is why we collect both buildings' requirements before quoting.
Box count matters less than people expect. Two identical one-bedrooms can differ by hours depending on elevator availability, hallway length, and where the truck can legally stop. Getting the building side settled early is what keeps a studio or one-bedroom move to a half day.
Condo owners run into the same process as renters: HOA move rules, protection requirements for lobbies and hallways, and reserved elevator windows. We treat owner and renter moves identically - the building's requirements lead, and the written scope follows them.
Downsizing renters face a different problem: fitting a larger apartment's worth of belongings into a smaller footprint. We can quote the move and the removal of what does not fit in one written scope, so the couch that will not make the turn into the new hallway is dealt with deliberately, not on the sidewalk.
Every managed building has its own list, and we work through it with your coordinator.
Flights, landings, and tight turns are measured during the estimate, so the crew size and the written price reflect the real carry. A fourth-floor walk-up and a ground-floor unit are simply different jobs.
Compact units unpack fastest when cartons are marked by room and contents. Clear labels mean the essentials box and the kitchen cartons surface first instead of last.
Many buildings allow moves only on weekdays or within set hours. We match the crew schedule to the approved window so the move finishes inside it rather than negotiating with the front desk mid-carry.
If building rules dominate your move, this page is the right fit. Nearby services cover the rest.
The number of flights, whether an elevator is available and when it can be booked, the carry distance from truck to unit door, the size of the unit, and any packing you add. Our moving costs page explains how these factors combine in a written quote.

Send us the move policies and contacts for each address as early as you can.
We issue the insurance certificate and lock the service elevator windows.
Lobbies, hallways, and elevators are padded before the first carton moves.
Furniture is reassembled and cartons land in the rooms their labels name.
Service area
We work San Francisco buildings without loading docks, arrange temporary no-parking posting where cities require it, and handle the narrow hallways of older stock - plus Peninsula and South Bay complexes with gated access and fixed move hours.
Good to know
Yes. Send your property manager's COI instructions and deadline to your coordinator and we issue the certificate with the exact wording the building requires.
Tell us the building's open windows before booking and we schedule around them. If only stairs are available, the estimate plans the crew and the time for the carry.
A studio or one-bedroom is usually a half day; two bedrooms with elevator access typically take a full day. Stairs and long carries add time, which the quote reflects.
Yes, subject to crew availability and any building restrictions on move hours. Many managed buildings only allow weekday windows, so check their policy first.
Ask for the move policy in writing: allowed hours, elevator reservation steps, COI wording and deadline, loading location, and any protection they require in common areas.
Building rules welcome
Send both addresses and the move policies you have. We will handle the COI, the elevator, and a detailed written estimate.
