What we move
MOVING IN SAN FRANCISCO
San Francisco packs more moving challenges into seven by seven miles than almost anywhere in California. Victorian and Edwardian flats sit above steep front stairs. Sunset and Richmond District homes put the living space over a garage. SoMa, Mission Bay, and Rincon Hill high-rises run on elevator reservations, loading docks, and strict move windows. And nearly every street has limited parking, steep grades, or both.
A good San Francisco move is decided before the truck arrives. During the estimate we look at parking and whether temporary no-parking signs are needed, measure the carry, count stairs, and gather building rules. We plan the crew, equipment, and timing around those facts, then put the full plan in writing so move day follows it step by step.
San Francisco also has more renters, more buildings with management rules, and more moves on tight schedules than anywhere else in the Bay Area. Lease end dates, building move windows, and parking signs all need to line up on the same day. Your coordinator tracks those details and puts them into one written plan. For households short on time, our full packing service can have everything wrapped and labeled before the truck arrives, and our unpacking service helps you settle into the new place faster. Office moves in the Financial District and SoMa are planned with the same attention to building requirements.
LOCAL MOVES
Most of our San Francisco work is local: one neighborhood to the next, or out to the Peninsula, Marin, and the East Bay. Local moves are planned around the conditions that decide a San Francisco moving day - hills, narrow streets, limited curb space, front stairs, and older buildings with tight turns and small elevators.
During the estimate we check where the truck can legally stop, how long the carry is, and whether loading is restricted to certain hours. Crew size and equipment are set from those facts, not from the number of bedrooms alone. See how our local moving services work across the Bay Area.

An apartment move in San Francisco is as much about the building as the belongings. Most managed buildings want an elevator reservation, a Certificate of Insurance naming the building and management company, and a move inside an approved window. High-rises in SoMa, Mission Bay, and Rincon Hill often add a loading dock booking on top.
We collect those requirements from both buildings before the date is confirmed, send the COI in the wording management asks for, and plan the crew around the dock and elevator time you have been given. Walk-ups and limited street parking are planned the same way, so the carry and the timing are known in advance. Read more about our San Francisco apartment moving services.
HOMES
San Francisco houses rarely make access easy. Victorian and Edwardian homes put living space above steep front stairs, narrow interior staircases limit what fits through a turn, and many Sunset and Richmond homes sit over a garage with the only entry up a flight from the street.
We protect floors, banisters, and door frames, disassemble the pieces that will not clear a turn, and plan loading from the garage or the front door depending on what the street allows. Multi-story homes are sequenced floor by floor so the truck is loaded in the right order. See our residential moving service for what is included.
OFFICES AND COMMERCIAL
Office moves in the Financial District, SoMa, and across the city run on building rules: freight elevator bookings, loading dock time, a Certificate of Insurance for building management, and move windows that often fall after hours or on weekends.
We plan workstations, files, and equipment by floor plan so each desk lands in the right place, schedule the move to limit the time your team is offline, and coordinate with building management at both addresses. Learn more about our office moving services in San Francisco.
Plan an office moveLONG-DISTANCE
For moves that leave the Bay Area, we plan in-state long-distance moves that start in San Francisco. Routes we plan include San Francisco to Los Angeles, San Diego, Sacramento, and Lake Tahoe, with one coordinator from the first walkthrough to delivery.
Longer California moves are priced differently from local ones - by the weight of the shipment and the distance, rather than by the hour - and your written estimate shows which method applies. See how we plan long-distance moves.
PRICING
There is no single price for a San Francisco move, because the same size home can be a very different job depending on the building and the street. What moves the number most is crew size and hours, the size of the home, stairs and elevators, the walking distance from the truck, parking and access, packing, furniture disassembly and reassembly, and travel between the addresses.
Local moves are billed by time with a three-hour minimum. Our moving costs guide explains what drives the total, and our moving rates page explains how Impel's pricing is structured. Both lead to the same place: a written estimate based on your actual move.
Get a written estimatePARKING AND PERMITS
Curb access can change a San Francisco move more than any other single factor. A legal spot in front of the building keeps the carry short; a truck parked half a block away adds time to every trip. On dense blocks, a temporary no-parking permit from SFMTA is often the only reliable way to reserve that space.
Permits need to be requested and signs posted in advance, so we tell you during the estimate whether your block needs one. For costs, lead times, and how the process works, see our San Francisco moving truck parking permit guide.
NEIGHBORHOODS
Every neighborhood in the city has its own access story. Here is what we plan for in the areas we move most.
Some of the steepest streets in the city, with classic apartment buildings, older walk-ups, and long front stairs. Narrow streets and tight curb space mean truck placement is planned first, and heavy pieces often need a stronger crew.
Grand homes and larger apartments on sloped blocks, often with long interior staircases and antique or oversized furniture. We plan padding, floor and door protection, and disassembly for pieces that will not clear older frames.
Flats, condos, and single-family homes on flatter blocks near the bay. Busy commercial streets and parking demand make timing and truck placement important.
High-rise and mid-rise buildings in SoMa, Mission Bay, and Rincon Hill run on loading docks, freight elevators, Certificates of Insurance, and tight move windows. Dogpatch lofts, Bayview homes, and Potrero Hill streets add their own access, so we confirm each address during the estimate.
Victorian and Edwardian flats with front stairs, narrow hallways, and tight turns, on dense residential streets where parking is scarce. We plan disassembly for large pieces and protect railings, banisters, and original floors.
Row houses with living space over the garage and interior stairs up from street level. Parking in front is often limited by neighbors' driveways, so we plan the truck spot early.
ACCESS NOTES
Most San Francisco moves need a legal place for the truck in front of the building. We tell you whether temporary no-parking signs from SFMTA are recommended for your block and plan around the lead time they require. See permits and parking.
Front stairs, narrow staircases, and steep sidewalks are the rule, not the exception. We count stairs, measure the carry, and plan disassembly so large pieces move safely.
Many buildings require elevator reservations, padded elevators, a Certificate of Insurance, and weekday move windows. Your coordinator collects the rules and builds them into the plan.
POPULAR MOVES
Many San Francisco moves stay in the city, from one neighborhood to the next. Others head down the Peninsula to Daly City, San Mateo, or Palo Alto, north across the Golden Gate to Mill Valley and Sausalito, or across the Bay Bridge to Oakland and Berkeley. For moves beyond the Bay Area, see how we plan long-distance moves.
